NC caveats

THE MAX BID IS A WALK-AWAY PRICE, NOT AN OPENING BID, AND NORTH CAROLINA WILL TEST IT. Any sale can be upset within ten days by 5% or $750, whichever is greater, and each upset restarts the ten days. Bidding the computed ceiling at the auction leaves nowhere to go when someone raises it, and matching the raise puts the operator past the ceiling. Bid low, expect to be upset, and treat the computed figure as the point at which to stop — in this state, uniquely, that discipline is enforced by the process rather than left to the bidder.
THE TIMELINE HAS NO FIXED END. Confirmation cannot be applied for until ten days pass with no exception or increased bid, and a determined underbidder can extend that indefinitely in ten-day increments for $750 a time. Deposits are tied up throughout. auctionToMarketableMonths assumes this resolves in roughly two months; a contested parcel will take longer.
SOME TAX LIENS SURVIVE, BY NAME. G.S. 105-375 conveys fee simple free and clear "except the liens of other taxes or special assessments not paid from the purchase price and not included in the judgment, liens arising from C-PACE assessments authorized under Article 10B of Chapter 160A of the General Statutes, and conservation agreements". A tax year outside the judgment stays with the parcel, and C-PACE — commercial energy financing, repaid through the tax bill — can be a large balance that survives specifically because it is not an ordinary lien.

Parcels — ranked by assessed value over opening bid

No parcels published yet

The county has announced 11 parcels for this sale, but the parcel list itself has not been fetched yet — so there is nothing to rank here. Counties often publish it only days before the sale. Check back closer to Sep 8, 2026.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — N.C. Gen. Stat. § 105-283 requires all property to be appraised at its true value in money, which the statute defines as market value. There is no classification ratio and no county variation in the ratio itself — only in how recently it was measured. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
