FL caveats

Governmental liens (municipal code enforcement, some special assessments) can survive a Florida tax deed — check the specific municipality.
Federal tax liens survive with a 120-day IRS right of redemption after the sale.
Most title insurers will not insure until a quiet title action completes, and many not until a year after recording.

Gilchrist County rulesstate defaults

Sale type: Hybrid
Redemption period: Lien: 2 years before deed application allowed. Deed: none once issued.
Investor return: Lien: 5–18% (bid-down, 5% minimum return rule)
Governing statute: Florida Statutes Ch. 197
Population: 20,233 residents

Notes

Two-stage system: county tax lien certificate sale, then a separate tax deed sale if the lien is unredeemed and the holder applies.

Inherited from Florida rather than researched for Gilchrist: type, redemption, returns, statute, notes.

Parcels — ranked by assessed value over opening bid

No parcels published yet

The county has announced 3 parcels for this sale, but the parcel list itself has not been fetched yet — so there is nothing to rank here. Counties often publish it only days before the sale. Check back closer to Sep 8, 2026.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Florida assesses at just value, but Save Our Homes / Amendment 1 caps compress assessed below market on long-held homesteads. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
